1.      How many bedrooms do these homes have?

Edwardsville                 two and three bedrooms

Alton                            one, two, and three bedrooms

 

2.      What appliances are included with the home?

Townhomes:                  Stove, refrigerator, dishwasher, garbage disposal, and microwave.  

Duplex Homes:              Stove, refrigerator, dishwasher, and garbage disposal

 

3.      What if I want to customize my home or add something extra to the home?

We offer a whole host of upgrades such as ceiling fans, storm doors, etc.  The customer is billed for the cost of any upgrade.

 

4.      Are there washer and dryer connections?

Yes, all of our two and three bedroom homes feature washer and dryer connections.

 

5.      Does your Company rent washer and dryers?

Yes, we offer monthly washer and dryer rental for $50.00 per month which also includes installation and servicing the equipment if necessary.

 

6.      Do the homes have basements?

Townhomes:                 Basements are available in selected buildings at 157 Park Place,

                                    South Pointe, and River Reach

Duplex Homes Yes, all duplex homes have a finished or unfinished basement. 

 

7.      Do you have homes with garages?

Townhomes:                             Garages are available in Cherry Hills/157 Park Place/River Reach

Duplex homes:              All duplex homes have a one-car attached garage.  .

 

8.      Are there additional garages (for storage) available for rent?

Yes, additional garages are available for $75.00 per month.

 

9.      Is there any storage available?

Garages are available for rent at $75.00 per month

 

10.  Are there restrictions on the number of people to occupy the home?

Yes, there are limits on the number of people who can occupy the home.  Your leasing specialist can best help you select the home that would meet your needs.

 

11.  May I have a pet in my home?

We are a pet friendly Company; however, we are limited to cats, dogs, birds, and fish.  In selected communities certain homes have been designated for pet owners with dogs.  We are breed selective on dogs.

 

 

12.  How much is the pet deposit?

$500.00 pet deposit.

 

13.  How many pets may I have in the home?

No more than two.

 

14.  How much is the deposit?

The deposit is always equal to one month’s rent.

 

15.  Is there a processing fee?

Yes, the processing fee is $35.00 per applicant.

 

16.  Will a credit check be done?

Yes, the credit check is necessary to ensure the applicant’s ability to pay the rent.

 

17.  What is the length of the term of the lease?

The standard lease is 12 months; however, shorter terms premium rentals are available.

 

18.  Will I be required to have a cosigner on the lease?

A lease guarantor is required for all students and when the applicant does not have sufficient credit history. 

 

19.  When does my lease start?

In most cases, we can accommodate your request.

 

20.  How long does it take to get approved for the home?

With a good credit history, it only takes a few minutes to approve the rental application.

 

21.  Can I move in today?

In most cases, once the lease is completed, you may move in today.

 

22.  I need a home six months from now.  Can I rent a home this far in advance?

Yes, our Company offers an advanced rental program to accommodate this requirement. 

 

23.  Does your company offer furnished corporate homes?

Yes, corporate housing is available for short term rentals.

 

24.  Do you offer a full-time service department?

Yes, our staff is available to take care of both normal and emergency service requests.

 

25.  Is there a way to contact the office for emergencies after normal business hours?

Our residents are given a private telephone number for our maintenance hotline and also they are given a separate telephone number for 24-hour emergency service.

 

26.  What if I need to terminate my lease early?

Our lease provides an option to terminate the lease early subject to a 30-day notice and termination fee.

 

27.  If I put a deposit down on a home and later change my mind will I get a refund?

No, rental deposits are not refundable if the prospective customer does not take the home.

 

28.  Who is responsible for paying the utilities for my home?

The resident is responsible for paying all utility costs.  The only exception to this policy is South Pointe which offers free extended basic cable TV.

 

29.  Can I have a satellite dish at my home?

Yes, dish services are available at the customer’s expense.

 

30.  Is high speed internet service available?

Yes, high speed internet is available from Charter Communications.

 

31.  How do I get the utilities turned on?

The resident will also have to arrange to have all utilities turned off at the end of the lease in both cities.

 

32.  Does the City require an occupancy permit?

Edwardsville:                not required

Alton:                           occupancy permit is required, but our Company will get it for you

 

33.  Can I add a roommate at a later time?

Yes, subject to credit application and approval.

 

34.  Can I use the swimming pool at Cherry Hills?

Use of the swimming pool at Cherry Hills is limited to only the residents of Cherry Hills’ townhomes and duplex homes.

 

35.  How many cars may I have at the home?

Generally, the limit is two cars per home unless it is a three bedroom home in which case would be permitted to have 3 cars.

 

36.  Can I have boat trailers or large trucks?

City ordnances prohibit these vehicles.

 

37.  Are there any restrictions on patio furniture or outdoor grills?

Generally no, patio furniture should be outdoor furniture and not indoor furniture.  We do warn with grills, residents are responsible for any damages to the home.

 

38.  What if I want to paint part of my home or put wallpaper up?

All requests to modify the home must be requested in writing and approved in writing by management.  The resident is fully responsible for all costs associated with returning the home to its original condition at the end of the lease. 

 

39.  Does your Company always have homes available for rent?

Typically, we have a home available for rent during most times of the year; however, there are some months when we are sold out completely or we are sold out on a specific floor plan.  Those people who plan ahead get the best choices.
